Selling This Winter? How to Prepare Your Devon Home
If you’re planning to sell your home this winter, take time now to prepare both the property and the paperwork. From welcoming viewings to organising documents, a little preparation can make the process feel more manageable.
Make the entrance welcoming
Start at the front gate and look at your property as a buyer would. Clear fallen leaves, tidy the entrance and check that outside lights work. Keep paths clear and leave space for visitors to put wet coats and umbrellas.
Make the most of daylight
Open curtains and blinds before viewings, clean windows and move furniture that blocks natural light. For appointments later in the day, use lamps alongside ceiling lights to create a comfortable, well-lit setting.
Keep rooms at a pleasant temperature and allow time to ventilate before visitors arrive.
Tackle small maintenance jobs
A dripping tap, loose handle or unfinished decorating job can distract from a room’s best features. Walk through each room and make a manageable list of repairs.
If you notice damp or water ingress, investigate the cause and arrange appropriate advice or repairs.
Get your documents together
Start gathering relevant paperwork, including guarantees, planning permissions and building regulations certificates for alterations. If your property is leasehold, locate your lease and recent service charge information.
Your estate agent and conveyancer can explain what else you will need.
Plan your next move
Think about your preferred timescale, viewing availability and onward plans before putting your property on the market. Discuss the asking price with your agent using comparable properties and your home’s individual features.
