Winfields Sales & Lettings provides a complete and professional letting and management service. We specialise in residential property. Our aim is to provide a professional service that benefits both landlords and tenants. We ensure the home you let or the home you rent is in safe hands.
All properties are available on an Assured Shorthold Agreement for a minimum of six months, longer periods can be agreed by separate negotiation.
Once the references are complete and satisfactory, and the Landlord is happy with your application, an Assured Shorthold tenancy agreement will be drawn up. Prior to the commencement of your tenancy you will need to sign the agreement, pay the remaining balance due, to include your First Month’s Rent and Security Deposit.
To download a copy of the Full Reference Application Form or the Credit Check Guarantor Form, please click the buttons below. Please complete as required and return them to our office.
You can apply for a property by visiting our website and filling out the application form. Alternatively, you can also contact our office directly, and our team will guide you through the process.
Once you submit your application, our team will review it, check references, and conduct credit checks. Once everything is verified, we’ll reach out to discuss the next steps.
The typical lease agreement is for 12 months, but we can sometimes offer shorter or longer terms based on the landlord’s preferences and your needs.
The security deposit usually equates to one month’s rent, but this can vary based on the property and the terms of the lease.
Pet policies vary depending on the property. Please refer to the specific property listing or contact our office to confirm if pets are permitted.
You can report maintenance issues through our website or by contacting our office directly. We prioritise repairs to ensure a comfortable living environment for all tenants.
Rent is typically due on the first day of each month. We offer several payment methods, including direct bank transfers, online payments, or in-person at our office.
Yes, most tenants have the option to renew their lease. Please contact our team a few months before your lease ends to discuss renewal options.
The typical notice period is one month, but please refer to your specific lease agreement for exact details. Ensure you give adequate notice to avoid any penalties.
Upon moving out, we’ll conduct a property inspection. If the property is left in good condition and all terms of the lease are met, your security deposit will be returned to you, minus any deductions for repairs or unpaid rent.
